About Broker One

Data-driven analysis of the South Florida real estate market — published openly so buyers can negotiate informed.

Last updated April 2026

Who we are

Broker One is a Miami-based real estate technology platform. We index every active and recently-closed property listing across South Florida, link them to the parcel, owner, permit, sales-history, flood, and demographic data behind them, and publish the resulting analysis as open content. The goal is honest, data-grounded answers to the questions buyers, sellers, and investors actually ask — what a building costs, why it costs that, what's coming next.

Our work covers Miami-Dade, Broward, and Palm Beach counties, with deep coverage of the marquee condo submarkets (Brickell, Edgewater, Sunny Isles, Bal Harbour, South Beach, North Beach) and the suburban communities that ring them.

Editorial standards

All market data referenced in posts comes from one of three primary sources: MLS feeds via the Bridge Data Output API, county tax-roll and parcel data from each county's property appraiser, or Bridge Public Records (deeds, loans, foreclosure filings, lis pendens). Where we publish a number, we cite the data source and the time window the analysis covers.

We don't fabricate quotes. We don't pay for placement. We don't take sponsored content. Charts are generated from the underlying records and labeled with the record count and date range. If a finding turns out to be wrong, we correct it inline and add a footnote. Reporters are welcome to request the underlying CSVs at info@mybrokerone.com.

Corrections policy

If you find an error in our data or analysis, email info@mybrokerone.com with the post URL and a description. Material corrections are made inline within 48 hours and the post's dateModified reflects the change. Cosmetic edits (typos, formatting) are silent.

Ownership

Broker One is owned and operated independently. We are not a brokerage, do not hold listings ourselves, and do not collect commissions on transactions. Lead introductions to licensed agents are made on a no-fee basis; we don't take a cut. The platform is funded by affiliate partnerships with mortgage, insurance, and home-services providers, all clearly labeled where they appear (affiliate disclosure).

Our editorial team

We publish under three institutional bylines, not individual personas. Each byline represents a different content shape — data analysis, time-sensitive market updates, and narrative guides. Author profiles are anchored from each post's JSON-LD.

Broker One Research

Data journalism · methodology · charts

Bylines original SQL analyses of MLS feeds, county tax records, deeds, and Bridge public-records data. Posts under this name include the record count, time window, and source for every claim. The team writes when we have data nobody else has run — methodology pieces, named-pipeline analyses, absorption studies, foreclosure-trend research.

Broker One Market Desk

Time-sensitive market updates · monthly reports

Bylines the monthly South Florida market reports and same-week reactions to MLS data, federal mortgage-rate moves, and breaking real-estate news. Posts under this name are date-stamped and refresh as conditions change.

Broker One Editorial

Neighborhood guides · buyer advice · how-tos

Bylines narrative content — neighborhood guides, condo-buyer how-tos, lifestyle pieces, and explainers. The voice that reaches readers who aren't yet ready for the data deep-dives but need the lay of the land.
