“High Prairie Acres” is a former citrus grove located in East Charlotte County about 1,700 feet off paved Neal Road. This parcel is part of a former 3,640 acre citrus grove developed decades ago by the Freeman Bros. of Miami. Later sold to American Agronomics as the Bermont Grove unit & then resold and managed for investors around the world. Presently there is no existing citrus trees under production on this tract. The land has been permitted by the owner to return to a more natural state. The drainage ditches on each side of the property permits drainage westward via Myrtle Slough to Shell Creek, the Peace River & onward to Charlotte Harbor & beyond. Drainage is managed through the East Charlotte Drainage District for a fee each year which is included in the annual taxes. Zoning is AG or Agriculture in Charlotte Co. The only limitations are prescribed by the AG zoning and a prior owner’s deed restrictions which permits all uses under the description including low density residential (1 home per 10 acres), conservation, agriculture, recreation & other uses consistent therewith. It is the purpose of the agricultural districts to provide areas for the establishment and/or continuation of agricultural operations with residential uses being permitted only at very low densities & to accommodate those individuals who understand & desire to live in an agricultural environment of quiet privacy. Deed restrictions on this parcel do not allow commercial hog or canine production, just raising hogs or canines for personal use.
