Occupants under the age of 55 can only reside on the premises if at least one 55+ occupant is in residence at the same time. Persons under 18 years of age are allowed to stay as an overnight guest for up to 30 days per calendar year. People at the Pines of Delray West are very friendly and welcoming to new residents The community features a 6,840 square foot clubhouse, a 60' x 30' heated pool, a whirlpool, a large canopy shade area by the pool, an exercise room, a library room, a game room and a community room. Sports activities include bocce ball, pickleball and tennis. INCLUDED in the monthly condo fee of $453/month are the following: water & sewer, fiber optic cable from HOTWIRE, high definition service, in-unit WIFI, and on-site professional management The monthly condo fee also covers roof repair and maintenance, exterior painting, exterior cleaning and common area lawn services. All new roofs have been completed for all 43 buildings and the clubhouse. The new roofs and new gutters will further compliment the building exteriors- that were ALL newly painted in 2021. Overnight parking is only permitted for automobiles, SUVs and fully windowed vans. Trucks, campers, recreational vehicles, golf carts, limousines, motorcycles, motor scooters or any vehicle with exterior signage are not permitted for overnight parking. With the permission of the condo office these prohibited vehicles can be parked on a short term basis at the clubhouse parking lot. The only pets permitted are small birds and tropical fish. (Sorry, but no dogs or cats are allowed as pets). And a unit must be owned for 18 months to be eligible to be leased out and the tenant(s) must be approved by the condo association and only one lease is permitted per 12 month period - with a 4 month minimum. The Pines of Delray West is conveniently located with easy access to I-95 and is only 3.5 miles from the widely popular "downtown Delray Beach" with its 80+ restaurants, taverns and coffee shops. The Pines of Delray West is around a 30 minute drive to either Palm Beach International Airport or Fort Lauderdale/Hollywood International Airport via I-95 (if you use the express lanes).
