Condo fee includes fully funded reserves Welcome to the Pines of Delray West Condominium The Pines of Delray West is a vibrant 55+ condominium community of 288 units within 42 buildings. It was built on 30+ acres (including a lake) in 1978-1979 by Carman Development LTD within the city limits of Delray Beach and is located just off the northwest corner of Homewood Blvd and Linton Blvd. People at the Pines of Delray West are very friendly, there are lots of things to do and the grounds look great. The community includes a clubhouse, a 60' x 30' heated pool, an exercise room, a library room, and a community room. Sports activities include bocce ball, pickleball and tennis. INCLUDED in your 2022 monthly condo fee of $395 are fully funded reserves, water & sewer and basic cable. BUT starting around mid-2022 fiber optic cable, high definition service AND in-unit WIFI will also be included. The condo fee also covers roof repair and replacement, exterior painting, parking area paving and all lawn care services. Building insurance is included, but you should get (as it is not mandatory) your own so-called HO-6 "walls-in" homeowners insurance policy. SORRY-- pets- trucks- paneled vans -campers- recreational vehicles- boats- golf carts- limousines- motorcycles and vehicles with exterior signage are not permitted. And a unit must be owned for 18 months to be eligible to be leased out and then the lease must be for a 4-month minimum and only one lease is allowed per each 12 month period. At least one approved occupant be me at least 55 years of ago. Approved co-occupants must be at least 18 years of age. Occupants under the age of 55 can only reside on the premises if at least one 55+ occupant is in residence at the same time. Children under 18 years of age are allowed to stay as a guest for up to 30 days per calendar year. The Pines of Delray West has no special assessments in effect or pending, no "new owner" capital contribution fee, no clubhouse renovation fee and no recreational or land lease. The Pines of Delray West is conveniently located with easy access to I-95 and only a 2.5 mile drive to the Atlantic Ocean and beach parking. It is also only 3.5 miles from the widely popular "downtown Delray Beach" with its 80+ restaurants, taverns and coffee shops. The Pines of Delray West is around a 30 minute drive to either Palm Beach International Airport or Fort Lauderdale/Hollywood International Airport via I-95. South Florida's professional sports teams- the Miami Dolphins, the Miami Heat and the Florida Panthers - all have arenas in either Broward or Dade County. South Florida also has three NCAA Division 1 college football & basketball programs - namely the University of Miami Hurricanes, the FIU Panthers and the Florida Atlantic University Owls. Only the Florida Atlantic Owls are in Palm Beach County and play at a stadium in Boca Raton. Although casinos are prohibited in Palm Beach County, there are 8 casinos in Broward County and 5 casinos in Dade County for those looking for gaming action or just a night out with friends. Nine of the casinos are completely non-smoking facilities. South Florida horse racing and jai-alai is also limited to only Broward and Dade Counties.
