MYAKKA VALLEY RANCHES: Move-in ready 3/2/2 home with concrete block outbuilding on 6.5 high and dry acres, backing up to one of the many saddle trails for which the community is known. This lovely home, which is located in the center of the lot (think privacy) only had one owner. It has a great floor plan: you enter in the living room, which has a beautiful view of the front pasture. When you go straight, you pass the kitchen (to the right) and end up in the family room with its big, natural stone fireplace. There is a pass-through window to the kitchen. Sliding doors connect the family room with the screened porch, which has a great view of the back of the lot. Best of all: it is connected to the fiber optic cable network of Myakka Communications which will provide you with reliable, fast internet access (think working at home!). Myakka Valley Ranches is a great community, consisting of around 280 properties, with many miles of nature trails for horseback riders, pedestrians, joggers, mountain bikers, you name it (ask your Realtor to send you the trail map which is attached to the listing). The subdivision has a rich social life (July 4th parade, Halloween Party, Christmas festivities, etc.), and there are no pet restrictions: dogs, lamas, cats, ostriches, cows, horses; are all welcome on your property. Shopping, schools, restaurants are all within a short drive, while the white beaches of Siesta Key and the cultural amenities of Downtown Sarasota are only half an hour away. To the east of the subdivision is Myakka River State Park, Florida’s biggest state park, a great destination for hikers, birders, campers, kayakers, you name it. It is really easy to make new friends in “the Valley,” the last frontier of Sarasota County.
