“Big Prairie Orange Grove” is a 10 acre tract of land comprised of about just under 10 acres of citrus located in the former Orange Co & American Agronomics citrus development in east Charlotte Co. If your desire is a rural homesite then there is no provision to prevent a home from being built here…a perfect homesite. This is a square block of citrus (660’ X 660’) consisting of 2 – 5 acre M/L tracts side by side. . The property can be a great recreational property with miles of roads for riding horses & there are areas within the grove that would be easy to see wild hog, turkey....maybe deer. The land is ditched through the middle for maintaining the water table to raise citrus or other crops. The elevation is about 50-60 feet. Recently the area has been sought for "a bug out & away home site"… a get-away location from the big cities of South Florida and even up north. If seeking a rural & more relaxed lifestyle, then this acreage is a valued asset. Two homes are in the general 1 mile area. Electricity is on the south side of the property & is the most important factor when acquiring a rural property. Most rural properties in the area do not have electricity & obtaining electric service is prohibitive due to the tremendous cost of the pole lines construction which can be in the thousands of dollars. Access is via Neal Road & by well-maintained internal access roads coming from the east & south of the property. In the past the grove was maintained by a Grove Service but currently is not under any maintenance agreement. The 10 acres is in the East Charlotte Drainage District & there is an annual fee assessed through the annual tax bill.
