15401 County Road 450 is a slice of natural paradise with nearly infinite future possibilities. Perfect parcel for a custom home, an agricultural business, or both! Of the 9.46 total acres, 5.86 acres are mostly cleared 'Zone X' dry land. The remaining 3.60 acres are part of a larger wooded wetlands shared with adjoining parcels. Power is run underground from the street frontage to the building. Meter and main shut-off panel on rear of building, 200a subpanel inside building. The building has 200amp service, while the underground cable from the pole to the meter was intentionally oversized in order to adequately service at least 400a service. This would allow for a future 200a house service without the need for a new primary utility connection or increasing service amperage for equipment in the building. The well was drilled new in 2015 with water run to the steel building, accessory building, and in a loop to several hose spigots scattered around the property. There's a gravel RV pad (approximately 12'x60') extending from gravel parking area, 50amp electrical, water, and sewer connection for RV. Plans were submitted in 2016 to build a 2500sf home, impact fees paid, perc tests performed, but ultimately the house wasn't built and permits cancelled. The impact fees paid will reduce or eliminate additional impact fees for new construction, verify details with county. 15 loads of fill dirt were spread in the field towards the East to level & elevate the homesite location. The dirt has naturally compacted while sitting in place for 8+ years. There is gate to access the gravel parking area from LeGrande St, plus an additional gate directly on CR 450 frontage. The plan was to build a home on the Eastern side of the parcel, visually separating the home from the shop. No active/open permits exist, future home & homesite specifics are fully up to the buyer. This land is set up perfectly to build your dream home with plenty of room for dry materials storage during construction in the 2400sf building. In addition to water and power already being in place, Lake county allows property owners to live in an RV on-site, as long as they have active permits to construct a home on-site.
