Very very secluded 3.75 acre tract. Lots of wildlife. All the area behind it appears to be inaccessible. Owner does NOT have a survey. I have included the property appraiser plot map - the subject property is outlined in red. Buyer needs to do their own due diligence ( This is why it is being sold well below Assessed value of 35k.) Seller has no idea if the property is buildable for a home. Lots of properties in the area have workshop/barn type structures on them visible in aerial photos The property to the east of it is 4636 Magnolia.( Outlined in blue ) If you look at google aerial maps you will see an old rundown mobile home on that property located very near the subject property line. And on the west side of subject property you will see the workshop on the property to the right ( west ) of this property. The county maintains Ranchette but it appears the neighbors maintain Magnolia. Do not try and drive this road in a car. I have included a survey from a neighbor to help assist in locating the property. This surveyed property sits due NW of the subject property. I understand /heard they are building a home and it currently has a newer metal cattle type gate on it. ( only saying this to use as a possible landmark )
